Business Development job description

  • Maintains relationships with existing client base pursuant to the directives of escrow officers and management
  • Identifies and converts prospects to new customers
  • Uses a consultative sales approach to analyze existing and anticipated customer requirements, then promotes consideration of title products to fulfill such requirements
  • Develops and/or identifies new sales strategies and tools
  • Presents clients with title and closing production procedures, administrative product information, and demonstrations
  • Obtains and records detailed client profiles used in the delivery of client services
  • Provides customer services (e.g., retrieving contracts or delivering commitments and commission checks)
  • Maintains high visibility in the real estate community by representing the company at social and/or business functions and through personal involvement in service groups and business organizations
  • Fosters and maintains professional and collaborative working relationships
  • Determines and reports competitor activities and market conditions to manager
  • Performs other duties as assigned by supervisor
  • Adheres to company policies and guidelines

 

Qualifications:

  • A B.S. diploma is preferred
  • The ideal candidate will be process-driven, highly analytical and detail-oriented with excellent communication skills
  • Proficient relationship building skills
  • Ability to effectively communicate and interact with prospective clients, existing clients, co-workers, and management
  • Ability to effectively present information one-on-one and in group settings

Escrow Officer

The Escrow Officer performs tasks that include business development, preparing escrow instructions, holding and disbursing funds, communicating with all parties involved with the Real Estate transaction, preparing title documents and obtaining parties’ signatures on paperwork. The successful candidate has strong interpersonal skills as well as the ability to be organized and think analytically. This role is the key representative for the Company and often the final impression left with the customers and clients. The Escrow Officer maintains professional conduct in and outside of a closing transaction.

Duties/Responsibilities:

Exhibits and manages time for business development focusing on existing clients for retention and new business growth.

Effectively tracks calls, appointments and marketing activities in HubSpot.

Comes prepared to be accountable in marketing meetings..

Continuously develops business relationships with lenders, Realtors and industry professionals.

Stay in communication with Pre and Post Closing Assistants as to the status of upcoming and recently closed files.

Stays abreast of the status of all files and updates parties as needed.

Manages the overall closing process.

Follows up after the closing turning customers into repeat clients.

Reviews contract, title commitment, and lender instructions in order to prepare settlement statements and the necessary real estate documents for closing.

Submits error free Settlement Statement to lender for approval

Resolves all post-closing issues according to company standard.

Provides a professional closing experience to include obtaining appropriate signatures, handling of good funds, and meeting all title and lender requirements.

Communicates with Buyer/Seller/Realtors/Lender the status of file.

 

Required Knowledge/Skills/Abilities:

Demonstrates complete knowledge and ability to handle a Real Estate transaction from receipt of contract to funding and disbursement.

Solid knowledge of title insurance, regulatory guidelines, legal documents and real property law.

Strong written and verbal communication skills; a persuasive and passionate communicator with excellent people skills.

Action-oriented, entrepreneurial, flexible, and innovative approach to job.

Demonstrated superior customer service skills.

Ability to keep learning and stay abreast of Real Estate trends.

Excellent computer skills in Closing Software (SoftPro a  plus) Microsoft Office Suite (Word, Outlook, Excel,), and Adobe Suite.

 

Required Experience:

5 years in the title industry or related field

 

Education:

  • BA or equivalent work experience
  • Must have current Notary
  • Up to date Escrow license

Escrow Assistant

Responsibilities

  • Provide requested information or answers questions from lenders, buyers, sellers and agents
  • Review lender instructions and prepare Closing Disclosures for all loan transactions
  • Prepare Settlement Statements for all cash transactions
  • Send Settlement Statements/Closing Disclosures to seller for approval
  • Send Closing Disclosures to lender for approval
  • Provide buyers with final figures on all cash transactions
  • Obtain final loan documents from lender and review for accuracy
  • Request attorney doc prep from attorney to prepare Deeds and Releases for closing
  • Prepare other miscellaneous title company and builder documents for closing
  • Obtain signatures from sellers for closing
  • Copy driver’s licenses and methods of payment for file
  • Prepare flash drive with closing and HOA documents for buyers
  • Serve as backup closer
  • Obtain funding authorization from preferred and outside lenders on residential transactions
  • Notify all parties (buyers, sellers and realtors) once file has funded
  • Balance file and disburse funds
  • Initiate outgoing wire transfers for payoffs, proceeds, and commissions (if requested)
  • Prepare lender packages and checks for distribution
  • Ship completed closing packages back to lender per their instructions
  • Upload signed buyer closing packages, seller packages, and accounting packages into SmartView and prepare and maintain all title company documents
  • Record documents using the online e-Record system
  • Upload recorded documents into SmartView
  • Request issuance of final title insurance policies/binders by sending required items to the policy department
  • Monitor incoming and outgoing wire notifications
  • Assist accounting in clearing issues with monthly three-way reconciliations
  • Balance files, cut checks, and initiate wires 
  • Assist with mailing out completed title insurance policies
  • Once releases are recorded, policies/binders delivered, and files have a zero-balance mark, close/archive 
  • Maintain Escrow Officer License and Notary Public in good standing
  • Phone duty to relieve receptionist for lunch break
